According to the documents, the American financial services firm Charles Schwab opened three accounts in April 2019 linked to Epstein-related entities, including Southern Trust, which was seeking to acquire a luxury property in Marrakesh’s Palmeraie district. Between late June and early July of that year, transfer orders amounting to millions of dollars were issued to secure the estate. One transaction was executed despite insufficient funds in the account, a move later flagged as suspicious financial activity and reported to U.S. authorities.

The same material indicates that Epstein had been attempting to buy the same palace since 2011—after his first U.S. conviction in 2008 on sex-related charges—suggesting that negotiations persisted for years without his criminal record constituting a decisive obstacle within the Moroccan luxury real-estate market. The estate, sprawling over 4.6 hectares and featuring landscaped gardens, marble fountains, and high-end amenities, would, absent his sudden arrest, have become the property of one of the world’s most notorious offenders in cases of sexual exploitation of minors.

These revelations reignite fundamental questions about due-diligence mechanisms governing the origins of funds and the identities of buyers in Morocco’s luxury property sector, particularly given the country’s reputation as a destination for foreign capital not always subjected to rigorous scrutiny. Epstein’s attempt to invest in Marrakesh days before his arrest suggests that the Moroccan financial and real-estate framework was—at least in theory—capable of absorbing wealth tainted by global scandal.

The Marrakesh real-estate intermediary defended his role by stating that Epstein “had served his 2008 sentence and was not legally barred from purchasing property.” Yet the broader international context was far from neutral. By 2018, the American financier had come under intense judicial and media scrutiny following major investigative reporting in the United States that reopened his criminal files. Nonetheless, efforts to complete the Moroccan purchase continued until the final days before his arrest, highlighting potential weaknesses in due-diligence systems regarding high-risk foreign investors.
